About this time in December, the market takes a pause - at least, that's what it can feel like if you are a seller or buyer in December. People are traveling, decorating, and wrapping up the year (pun intended!), and that naturally slows things down a bit. But it never brings the market to a halt. In fact, when we look at online search trends and activity, we typically see an increase during this season. This makes sense - if prospective 2026 buyers don't want to be out physically looking over the next few weeks, they'll undoubtedly spend time combing their preferred home-searching sites for available listings.


And there are active buyers still in the market as well. Amy has some first time buyers that have been looking for a number of months, and they are slowing down this month. If anything, finding a home for them during this season could be ideal, as the new year will certainly bring new listings but also more buyers.

This month’s data gives us a pretty good compass, following the typical seasonal curves that we track year over year.

Portland Metro — Buyers Are Selective, Prices Steady


What moved

  • 1,437 new listings (–1.5% YoY)

  • 1,628 pending (+2.9% YoY)

  • 1,520 closed (–9.6% YoY)

  • Inventory at 3.8 months

  • Average market time: 72 days

Pricing remains stable

  • Avg YTD: $613,600 (+0.3%)

  • Median YTD: $549,900 (+0.9%)


Takeaway: Homes between $400–700k continue to move steadily. Premium tiers naturally cool heading into the holidays. Homes in entry-level price points ($425,000 - $525,000) should fly off the market in areas like Beaverton, Tigard, SW Portland, Sherwood, and Hillsboro, and still sell faster than the average in smaller towns like Newberg, Dundee, and McMinnville. Homes in the move-up range ($550,000 - $700,000) will still get great press and activity for unique design features, desirable locations, and strong presentation and pricing.

For Sellers

  • Match price to your micro-market—small mismatches can add weeks to the marketing campaign for your home.

  • Even modest repairs or staging help your listing attract the attention of buyers.

  • Plan for 60–80 days on market depending on neighborhood and condition.

For Buyers

  • There is more selection than earlier in 2025, but we anticipate our typical spring increase in activity.

  • Well-presented homes still move quickly, so if one catches your eye, prepare to make act decisively.

  • We’ll watch reductions, restorations, and fresh listings so you can move fast when needed.


Polk & Marion Counties — Slower Pace, Solid Value

  • 177 pending (–16.5% YoY)

  • 171 closed (–12.8% YoY)

  • Inventory up to 4.1 months — the highest of 2025

  • Average market time: 69 days

Prices are holding

  • Avg YTD: $478,400 (+3.1%)

  • Median YTD: $450,000 (+3.1%)


Takeaway: Buyers are measured, not missing. Well-kept homes in the $400–600k range remain a draw. We have definitely noticed a slow-down in the Salem markets. Affordability remains a challenge for buyers.

Both regions show a consistent upward trend in inventory as we move through fall—this is expected and totally normal for this season.
