Who told you that the housing market slows down in November and December?

For the past two years we have seen an off-season spike in sales. This year, confidence is quietly building, partly due to a dip in the rates, and partly due to pent up demand. Though inventory has climbed across Yamhill County and SW Portland and price appreciation has softened, we still have buyers and sellers alike making their move in the late fall and early December.


We love our work, helping people move forward at their own pace, whether that means finding the right home and negotiating great terms for them or strategizing for selling at the right time. As 2025 starts to wrap up, we’re seeing opportunity take shape in all directions.


So, before the holiday jog turns into a sprint, here’s a quick look at what’s happening right now, and why it matters for anyone keeping an eye on the market.


Rates Dropped Again— And Buyers Are Breathing Easier


Mortgage rates dipped for the third time in the second half of the 2025, extending a steady trend from the latter half of 2025. Last week we saw a rate sheets showing 5.99% with no points, one of the lowest levels we’ve seen in over two years! That’s welcome news for buyers who’ve felt the squeeze of high prices and higher payments for more a very long time.


Here’s what this shift means for our Buyers:

  • More buying power — lower rates stretch your budget further. We are helping to activate buyers who had been sidelined by high rates.

  • Lower monthly payments — easing affordability and expanding options. It could be a good time to refinance that higher mortgage!

  • A better window to act — get ahead of spring competition while conditions are improving. This is key for buyers. We think the spring will bring its typical boost in buyer activity. Lower competition right now means better opportunity for negotiations.
