May is a wrap! One of our favorite months, May blossoms, longer days, and the promise of sunshine and warmth is always a welcome change. We've got the real estate details you want to know: what has changed about the market? Is it still a seller's market? What's with all the inventory that seems to be just sitting?
The Portland Metro real estate market continues to show steady growth and healthy activity as of May 2025. Whether you’re buying, selling, or just curious about the market, here’s a straightforward summary of what is going on right now.

Market Overview: May 2025 Trends
Home Prices Are (Still) Slowly Rising
Over the past year, home prices in the greater Portland Metro area have increased, but just modestly. The average sale price rose by about 1.5%, reaching roughly $612,100 compared to last year’s $602,900. Meanwhile, the median sale price — the middle price point of homes sold — went up 2%, hitting about $547,500.
These small but steady gains suggest the market is more balanced, without the sharp spikes that can make buying challenging.

More Homes Are Coming on the Market
May 2025 saw 3,651 new listings, which is about 4.1% more than May 2024 and almost 9% higher than April 2025. This means buyers have more homes to choose from compared to last year and the previous month.
Sales Activity: Offers and Closings
Pending sales (homes with accepted offers but not yet closed) dropped slightly by 2.7% compared to last May, with 2,299 pending sales this month.
Closed sales (homes that finalized the sale) also saw a decrease of 5.7% compared to May 2024, with 2,018 closings.
However, compared to April 2025, both pending sales and closed sales increased, signaling improving momentum month-over-month. This is indicative of normal spring trends.

Homes Are Selling a Bit Faster
The average total market time — how long homes stay listed before an offer is accepted — dropped to about 55 days in May, down from previous months. There are still homes that sit on the market, a factor of 1 of 3 things: Price, Condition, or Location.
Inventory and Buyer Options
The amount of homes available for sale rose slightly to about 3.3 months. This means if no new homes were listed, it would take roughly 3.3 months to sell all the homes currently on the market at the current sales pace. This is a good balance, leaning toward a market that’s not too strong for either buyer or seller.

Spotlight on Yamhill County
Yamhill County remains an important part of the Portland Metro market, offering a mix of more affordable homes and scenic, semi-rural living that appeals to many buyers. In May 2025, Yamhill County saw about 355 new listings and 167 pending sales, with 25 closed sales reported for the month.
The median sale price in Yamhill County was around $475,000, which is lower than the broader Portland Metro median, making it attractive for buyers looking for value without sacrificing proximity to the city. The average market time for homes here was about 71 days, a bit longer than the metro average, indicating a steadier pace.
If you’re exploring options outside the core urban areas, towns like Newberg, Dunndee, and even McMinnville offer a balance of country charm with easy access to Beaverton, Wilsonville, and Portland amenities, making them popular choices for anyone looking for a quieter lifestyle without being too far from the action.
What Price Ranges Are Selling?

Most home sales still happen between $400,000 and $700,000, covering roughly 54% of sales:
18.8% of closed sales were priced between $400K–$500K
19.8% between $500K–$600K
15.7% between $600K–$700K
There are fewer sales in the very low end (under $200K) and luxury segments (over $1 million), which is typical for Portland Metro.
Year-To-Date Trends
Looking at the first five months of 2025 compared to 2024:
New listings are up 6%
Pending sales are basically flat (-0.1%)
Closed sales increased by 2.1%
Prices continue to rise gently, with the average sale price increasing by 1.5% and median price up by 2.6% year-to-date.

Affordability Snapshot
According to the National Association of REALTORS®, a family earning the median income in Portland Metro (about $124,100 in 2024) can afford around 91% of the monthly mortgage payment on a median-priced home. This assumes a 20% down payment and a 30-year fixed mortgage at 6.8% interest. So, while prices have risen a bit, homes remain mostly affordable for average local buyers.

What This Means for Buyers and Sellers
Buyers can expect a moderate rise in prices but also a larger selection of homes to choose from compared to last year. Homes are selling a bit faster, so it helps to be ready to move quickly.
Sellers have a balanced market: homes are selling faster than before, and the price gains are steady. It’s a good time to list, especially if your home is in the popular $400K–$700K range.
Overall, the market is showing signs of healthy activity without extreme volatility, which is good news for both sides.
